Architecture Committee

DeBary Plantation Community Associations’ Architecture Review Committee (ARC) oversees architecture compliance across 1306 homeowners to ensure that all architectural standards are followed.  The Association has a set of rules that determine what homeowners can and can’t do for design, improvements, and modifications to their property.

The overall ARC responsibilities are:

  • Review applications for architectural alterations or additions

  • Recommend actions (approving or rejecting requests) based on the association’s architectural standards

  • Monitor for architectural violations

  • Enforce the association’s architectural rules

  • Checking the community for violations

  • Propose changes to the board

  • Educate homeowners on rules and the application/approval process

Our beautiful community does just happen, it takes homeowner cooperation to adher to the Covenant Rules and Regulations (CR&R) and an active working Architecture Committee to assist the homeowner through the process.  The Committee assists with:

  • Building Design and Style: As a planned community, there are a set of architectural styles permitted within our community, such as traditional, modern, colonial, etc. They dictate specific design elements like roof pitch, exterior materials, and overall building proportions.

  • Exterior Finishes and Colors: There is an expected color scheme and allowed exterior finishes within our community. This includes paint colors, siding materials, and trim details, just to name a few.

  • Landscaping and Outdoor Features: The landscaping, fencing, outdoor structures (for example, pools and pool cages), and hardscaping (like driveways and walkways) expectations are included.

  • Architectural Modifications and Additions: There is a process for obtaining approval for any modifications or additions to existing structures, such as room additions, lanais, pools, or exterior renovations. This includes the procedures for submitting proposals, required documentation, and approval timelines.

  • Signage and Lighting: Rules regarding signage, exterior lighting fixtures, and other external features that may impact the visual character of the community are included. 

  • Maintenance Standards:  There are expectations for property maintenance, including requirements for upkeep of landscaping and building exteriors.

  • Review and Approval Process: The process for reviewing and approving architectural plans and modifications should be clearly defined. This includes the composition and responsibilities of any architectural review board or committee tasked with evaluating proposals.

  • Exceptions and Variances: Procedures for granting exceptions or variances to the architectural rules should be outlined, including eligibility criteria and the process for submitting requests.
